Our aim at Prime property (NI) is to find our landlords the best possible tenants and at the same time find our tenants properties that match their requirements.

If you want to apply for one of our properties each individual over age 18 must complete the application form and pay an administration fee to cover the cost of referencing. We use Let Alliance for our referencing and the process can take 2 to 4 days depending on how quickly your referees reply. The administration fee is non refundable.

It is the landlord's decision whether to offer a property to an applicant. Landlord's will have different requirements depending on a tenants circumstances and they will take into account factors such as pets, smoker status, family situation, housing benefit, employment status.

If your credit reference is acceptable and the landlord is happy to proceed with your application, you will need to sign a tenancy agreement. The agreement will lay out the terms and conditions of the tenancy and advise you of your obligations as a tenant. These obligations will include:

  • Full rent must be paid in full at the agreed time and by the agreed method.
  • Any bills or expenses that you are responsible for should be paid on the due dates.
  • The property and any gardens must be kept to a good standard of cleanliness and any repairs required must be reported in good time.
  • You will be responsible for any damage caused to the property either directly or by visitors.

You will be required to pay a deposit which is normally 12 month's rent and the deposit will either be held by the landlord directly or deposited with a custodial scheme.

Where we are managing the property we will carry out an initial "check in" with you at the property. During this we will run through the inventory and answer any questions you have. If we are managing the property we will carry out periodic visits throughout the tenancy and a "check out" at the end of tenancy.

We will provide you with detailed information on what constitutes an emergency and what to do in the event of one. It is important that you follow these instructions carefully. Any emergency calls you make which are not emergencies will be chargeable to you.
